Information for prospective tenants.

THE BUILDING

The Parade is a unique shopping centre which is home to 30 independent shops on two floors.  Built in 1827 as the Royal Salop Infirmary in Greek renaissance style, it is now a grade II listed building.  It was completely refurbished in 1983 to provide a selection of shops to give the shopper an experience quite different from chain stores in the High Street. The Parade offers some of the best town-centre speciality shops and workshops in prestigious surroundings.

 

SITUATION

The Parade is situated in St Mary’s Place in the town-centre of Shrewsbury.  The building is a short walk from Castle Street and Pride Hill.  To the rear it overlooks the River Severn and the English Bridge.  Shoppers can approach from Castle Street or St Mary’s Street.  There is a short-stay car park to the front of the building, giving easy access for customers. 

 

TENURE

Standard leases are available for a term of up to six years based on a three year rent review.

Specific terms may be varied to suit particular needs.

 

RENT

Separate sheet with details supplied on application.  All rents are subject to VAT.

 

SERVICE CHARGES

The service charge is for maintenance of the common parts of the building which includes:-

All cleaning and caretaker services

Refuse collection

Servicing of fire equipment

Insurance of the building

Environmental water rates

The exterior maintenance of the building  is proportioned with the three floors of apartments above.

 

ACCESS

A service car park is provided at the north end of the building for loading and unloading only.  Separate arrangements must be made if day parking is required

 

ALTERATIONS

Any alterations to a shop must have prior consent of the landlord.  The landlord reserves the right to request that any alterations be returned to the original specification at the tenant’s cost on vacating the unit

 

AUTHORISED USES
The landlord takes an active role in deciding what uses are suitable to The Parade.

The general idea being that individual shops should complement one another to draw a wide range of people to The Parade without being detrimental to the trade of one another although it can be that an amount of overlap in trading is healthy competition. The landlord reserves the right to decide what trades are allowable.

 

SECURITY

The Parade is fitted with double locks on all public doors.  After business hours all public doors are bolted from the inside.  Access is available for tenants via the main entrance.  Tenants should make their own security precautions within their shop.

 

SERVICES

Electric: Mains electric to all units.        Gas: Mains gas can be made available to most units.

Water: Mains water is connected to most units metered by a landlord’s supply.

Rates: All payments for business rates are paid direct to the Shrewsbury & Atcham Borough Council.
